Terms & Conditions
      All Payments our services must be in Indian Rupees by way of bank transfer or cheques. The owner will pay the costs incurred during making such bank transfers. Payment invoices will be submitted to the owner on a monthly basis or depending on the package opted. This includes cost of materials used for regular maintenance.
All Invoice payments made to GoanRealtors have to be done strictly within 5 days from the date of issue of the invoice. Any legal and/or administrative costs incurred by GoanRealtors for recovering overdue payments will be charged to the client.
GRPM will carry out Maintenance at invoice rate plus 20%. Customers will be duly informed of any issues at the property and shall be provided with a quotation. If accepted by the client, the payment for materials will have to be made BEFORE any work is carried out by us. These invoices shall be generated on a weekly basis and are not a part of the monthly invoice.
GRPM will not be held responsible for any faults arising from maintenance work carried out by the contractors or maintenance workers though we shall be monitoring all works at the property. Any claims for refunds will be made to the appointed contractor incharge of the work.
All Utility bills will be paid at the rate of bill plus admin cost.
GRPM reserves the right to the above and the pricing / Terms may change without prior notice..
Routine Maintenance : GRPMS will routinely carry out weekly maintenance work such as washing, sweeping, eliminating insects, natural airing of the entire property, running of water taps, switching on a/c systems, flushing of toilets. We shall also give our expert advise whenever we feel your property needs any additional maintainance, viz. Painting, oiling, Replacement of lights, fittings, etc. Please be aware that GRPM shall under no circumstances be held responsible for any additional energy & water costs incurred during the maintenance of the property. During non maintenance, the mains shall be switched off. These costs may include energy charges for using our cleaners, dryers, or switching on your fans or A/C, etc. or water charges for cleaning the property.
Wherever in the world you may be, You shall be kept constantly updated about the work carried out at your property. If any additional maintenance is required, a quotation shall be sent to the owner and on receiving prior permission & payment, GRPM shall carry out the work required. GRPM shall provide the materials at standard costs. In addition to that, a nominal 20% shall be levied on the total amount. GRPMS shall undertake these works through contractors wherever required and shall personally monitor all works.
Key Holding – A duplicate set of your keys shall be kept with us under safe custody in our lockers. During your absence, GRPM shall act as your authorised representative in case there should be any issues.
Property Security – While you are away, you need not worry about your property security. Based on the package opted, the GRPM representative will frequently visit your property for security checks.
However, even as we do our best to keep your property safe, GRPM shall not be held liable in case of break-ins at your property. It is your sole responsibility to ensure that your property infrastructure is secure and household items insured to cover any losses that may arise due to break-ins.
